Peeling on masonry, and the water behind it

Coatings on block, brick and stucco fail from the back far more often than from the front. Masonry takes on water and gives it back up, and a film that will not let vapor through traps that movement at the coating line until the paint lifts away in sheets with a clean, chalky face underneath it. A wall being wetted by a gutter, a coping or a failed joint will push any coating off it, however well that coating went on. In that case the paint was never the defect, and putting more of it back changes nothing.

Chalking

Run a gloved hand down an older elevation and it comes away powdered. That is the binder in the coating broken down by ultraviolet light, leaving loose pigment sitting on the surface. It is normal at the end of a coating life, and it is also a release layer: anything applied over it is sitting on powder rather than on the wall. Chalk has to be washed back to a sound face before primer, and how much of it is left behind is what decides whether the new work holds.

Preparation that was skipped

Most coating failure is preparation failure, and it is usually visible without a ladder. Paint applied over a glossy, chalky or dirty surface releases in sheets. Mildew painted over grows back through the new film. Sealant that had already failed splits again with the joint, and the fresh finish around it makes the split more obvious than it was before. Preparation is the part of the work that decides the outcome, and it is the first part cut when a number has to come down.

A coating asked to do a repair

Paint is not waterproofing, and no coating bridges a live crack for long. Where the substrate is cracked, released or holding water, the coating telegraphs all of it back, and the elevation reads worse than it did before, because a uniform new finish shows every defect underneath it. Substrate work comes first and the coating goes on after. A waterproofing system is an assembly, a specified primer and specified coats at a specified film thickness, not a thicker can of paint.

Questions we get asked

Why does paint keep peeling off my block wall?
Usually because the wall is wet from behind, not because the paint was poor. Masonry carries moisture, and a coating that cannot let vapor out fails at the bond line and lifts in sheets. Before anything is recoated the source gets found: a downspout discharging onto the wall, a coping or sill with no drip edge, a failed sealant joint, or grade sitting up against the base. Putting the same film back over the same water gets the same result.
Do I need a waterproofing system, or is exterior paint enough?
It depends on what the wall is doing and on what the specification calls for. On a block elevation taking weather, a system means a specified masonry primer and specified coats of a waterproofing coating, applied at the film thickness the manufacturer sets, over a properly prepared surface. Where an owner or an architect names the assembly, that assembly is what goes on and no substitution is offered. The block and brick at the Ewing facility were coated that way, to the system the State specified.
Is the preparation part of the scope, or does it come as an extra?
It is scoped and done before any coating goes on, and it is written out rather than left as a line reading prepare as necessary. That means naming what gets washed, what gets scraped back, what gets primed, which sealant is cut out and replaced, and what substrate work happens first. A coating proposal with no preparation detail in it is a proposal to paint over the problem.
Can storefronts be painted while the tenants are open?
Yes. The storefront elevations and the anchor building at a tenanted retail plaza in Clifton were painted at elevated access, staged so the units either side of the work stayed reachable. What makes that work is sequencing by elevation and agreeing access before the lift goes up, so entrances stay usable and nobody finds on a Saturday morning that their door is behind scaffold.
Can a faded color be matched, or does the whole elevation have to be redone?
Color is matched into the existing run on the wall rather than to a chart, which is the only way to get close to a finish that has weathered. It is easier across a broad, evenly weathered field and hardest where one elevation has taken far more sun than the others. Where a match will not hold up, carrying the coating to a natural break in the building reads better than a patch that is close but not right.
The stucco is cracked and we want it painted. Can that be one job?
One scope and one crew, yes, but not one step. The cracking is dealt with in the substrate first, joints are cut out and resealed, and only then does primer go on. Painting a cracked elevation makes it look solved until the first wet season. Keeping both under one scope is also how responsibility stays in one place if a crack shows up again.
What about the trim, the fascia and the doors?
They are part of the same scope, and they are usually the parts that fail first, because they take the weather and the handling. Trim, fascia, soffit, doors and shutters are prepared and finished along with the elevation. Exterior door and shutter finishing was done alongside the siding work in Bridgewater, and entry door, cabinetry and trim restoration in South Plainfield.
